Coquitlam council approves Burquitlam apartments, childcare
A proposal for two apartment buildings and a childcare facility in Burquitlam was advanced by Coquitlam council on December 8, 2025, a decision that highlights the city's need for more childcare spaces.
The project, planned for seven lots near the Port Moody border at Ingersoll Avenue, Grant Street, and Clarke Road, received approval for the first three readings of its rezoning bylaw. The development is set to include two buildings of six and seven stories, containing a total of 170 residential units. A key feature of the proposal is a childcare facility with space for 25 children. The inclusion of childcare was a significant factor for council members, with some stating it persuaded them to support the project despite concerns about the small size of the proposed apartments.
The developer, Kasian Architecture Interior Design, plans for units ranging from a 425-square-foot studio to a 932-square-foot three-bedroom apartment. The unit breakdown consists of six studios, 88 one-bedroom units, 59 two-bedroom units, and 17 three-bedroom units. Discussion during the council meeting included comments on the trend of decreasing unit sizes in new developments.
Located approximately 1.2 kilometers from the Burquitlam SkyTrain station, the development plans to include 211 parking spots. The project is expected to contribute an estimated $1.9 million to the city through development cost charges and community amenity contributions. This amount is considered preliminary until the building permit is issued. The city's policies, such as the Child Care Partnership Strategy, encourage the creation of childcare facilities through the development process to address community needs. The development is one of several in the rapidly growing Burquitlam area, where conversations around density and community amenities are ongoing.
